The 2026 rates

Tax Rate per $100 of assessed value
Real estate $0.805
Metrorail service districts (added on) $0.20
Route 28 highway district (added on, business property) $0.105

What it means for a typical home. The Census Bureau puts the median value of an owner-occupied home in Ashburn at $659,000. At $0.805, a home assessed at that figure owes about $5,305 a year in county real estate tax. Your bill uses your own assessed value, which is in the county’s assessment database.

The Metro districts. In 2013 the Board of Supervisors created Metrorail service districts around the Loudoun stations, including Ashburn, to help pay for the Silver Line. Property inside a district can be charged up to $0.20 more per $100. The county has a parcel lookup on that page to check whether yours is in one.

Bar chart of 2026 real property tax rates per $100 of assessed value: Loudoun $0.805, Prince William $0.937, Arlington $1.053, Fairfax $1.120 and Alexandria $1.135

Loudoun has the lowest real property tax rate of the five Northern Virginia jurisdictions in the county’s Budget in Brief. The county rate has come down from $1.045 in 2019, according to archived copies of the county’s rate page. Rising assessments mean a lower rate does not always mean a lower bill.

The car tax

Loudoun taxes cars, trucks and motorcycles kept in the county as personal property. The 2026 rate is $3.09 per $100 of value. Virginia’s car tax relief applies to the first $20,000 of assessed value of a qualifying personal vehicle; for 2026 the county lists relief at 41%. New residents must register their vehicles with the Commissioner of the Revenue; see the county’s new resident page.

How to appeal your assessment

Assessments are mailed every January or February and reflect value on Jan. 1. If you think yours is wrong, the county’s appeals page sets out three steps:

  1. Talk to your appraiser. Your notice names the appraiser assigned to your property. Check the “Neighborhood Sales” link on your parcel record for comparable sales. If the county has your square footage or condition wrong, call 703-777-0269 for an inspection.
  2. Request a review by March 16. File the online application for review. The Commissioner’s office answers within 90 days.
  3. Appeal to the Board of Equalization by June 1. The board, appointed by the Board of Supervisors, usually holds hearings in August. You can appear and present evidence. After that, the next step is the Loudoun County Circuit Court.

A review does not delay your tax due date. If your assessment is lowered after you pay, a refund may be issued.

Tax relief

The Commissioner of the Revenue runs tax relief for older adults and people with disabilities, with income and asset limits, and a real estate exemption for veterans with 100% service-connected, total and permanent disabilities. Other programs are on the relief and exemptions page.
