Where it is

The Dulles Greenway forms the northeastern edge of the Census place, and Belmont Ridge Road runs along and through its western side. Inside, the main roads are Claiborne Parkway, Broadlands Boulevard, Waxpool Road and Truro Parish Drive. Croson Lane and Old Ryan Road reach its southern edge. Ashburn Farm is across the Greenway, Brambleton is to the south and Moorefield Station and the Ashburn Metro station are to the southeast.

The county lists the main Broadlands community as complete and partially age-restricted; Broadlands Ashburn Metro, near the station, is still being built. The Census Bureau’s 2020-2024 American Community Survey counts 4,479 households, 3,668 of them, or 82%, in owner-occupied homes, and a median home value of $896,900.

Schools

For 2026-27, nearly every county address point in Broadlands (99.6% of 4,395) is zoned for Eagle Ridge Middle and Briar Woods High. The elementary school depends on the street.

Mill Run, Hillside, Waxpool and Eagle Ridge are inside the Census place; Briar Woods is just south, in Brambleton. The rating is the school’s level in Virginia’s School Performance and Support Framework; Distinguished is the top level, and all are Fully Accredited for 2025-26.
